3. Once availability and pricing are confirmed, you will be asked to pay a $100 non-refundable reservation fee to hold the property for your selected dates. This fee will be applied against the total rental cost. We accept credit card payments or electronic fund transfers via the Paypal.com service. Alternatively, we can accept personal checks or money orders (checks must clear before the rental is approved).
4. We will then email or mail a copy of our simple Renter's Agreement to you, and ask you to sign it and return it to us.
5. Next, 45 days before the start of the rental, you will be billed for the cost of the rental period (minus the $100 reservation fee you have already paid), a $600 security deposit, and a $75 cleaning fee. The entire amount due must be paid no later than 14 days prior to your arrival.
6. Once we recieve your payment, we will mail a Renter's Packet to you. This packet will include detailed directions to the property, Property Manager contact information, and tips to make your stay more enjoyable.
7. Immediately prior to your vacation stay, we will ask you to contact our Property Manager to coordinate a meeting time.
8. Upon arrival at the vacation property, our Property Manager will greet you and will review our User's Guide. The User's guide will explain how to operate all of the household devices (heating systems, satellite TV, etc.), the do's and dont's of your stay, and will provide additional information on local activities and services. The Property Manager will answer any other questions you may have, and will provide you with key contact numbers in case of emergency. Also at this time, the Property Manager will perform a pre-rental inspection of the home and contents with you.
9. At the end of your stay, the Property Manager will perform a post-rental inspection of the property and compare it to the pre-rental document. This will help us to ensure that the property is left in the same condition it was prior to your rental.
10. Within 14 days of the end of the rental, your security deposit will be refunded, minus any charges for damage, missing items, or extraneous charges (e.g. long distance phone charges, pay per view movies, etc.)
11. Check in time will be 3 p.m. and check out time will be 11 a.m. for all properties.
12. Refund policy: There will be no cash refunds once a rental agreement is executed, however, funds may be applied towards a future rental.
